Understanding Spokane's Eviction Process

Evicting a tenant in the City of Spokane often involves more than simply serving a notice. Depending on the circumstances, landlords may need to comply with local eviction prevention requirements, provide a Notice Initiating Eviction Prevention, participate in Pathways or other diversion programs when applicable, and complete Washington's unlawful detainer process before obtaining a writ of restitution. 

Affordable Evictions

Although qualifying Spokane cases may involve local eviction prevention requirements or Pathways procedures, our office guides landlords through every required step while keeping the process as efficient as possible. 

Notice of Eviction Prevention Resources – SMC 10.57.220

Under Spokane Municipal Code 10.57.220, landlords must provide tenants with the City's Notice of Eviction Prevention Resources at several stages of the tenancy, including:

  • At the beginning of a tenancy or lease signing 
  • At each lease renewal 
  • When serving a 14-Day Pay or Vacate Notice 
  • When serving certain rent increase notices 
  • Before requesting a mutual termination agreement 


Providing the required notice is an important part of complying with Spokane's residential rental regulations before initiating certain eviction proceedings.

Pathways to Eviction Diversion – SMC 10.57.230

For qualifying City of Spokane non-payment eviction matters, Spokane law also requires participation in the Pathways to Eviction Diversion Program before filing an unlawful detainer action in Superior Court, unless an exemption applies.


The Pathways program is designed to encourage communication between landlords and tenants while providing opportunities for rental assistance, payment plans, mediation, and other eviction prevention resources. Depending on the circumstances, either the landlord or the tenant may initiate the process. Landlords who initiate must notify the tenant in writing after contacting a prevention provider, and when the tenant elects to participate, both parties are generally required to participate in good faith for up to 30 days before an unlawful detainer action may be filed, unless one of the statutory exemptions applies.
